How is an HDB resale price decided?

The buyer and seller negotiate it. HDB publishes the prices of completed resales, and notes that they should be taken as indicative only, because the price agreed depends on many factors.

Which sales are left out of the data?

HDB leaves out sales that may not reflect the full market price, such as sales between relatives and sales of part shares.

What is the remaining lease?

A typical new HDB flat is sold on a 99-year lease. The remaining lease is the time left on that lease when a flat is resold. HDB's resale data includes it from 2015; for older sales this site works it out from the year the lease started.

Does the remaining lease affect how much CPF I can use?

Yes. If the remaining lease will not last until the youngest buyer is 95, CPF Board pro-rates how much CPF savings can be used. The amount depends on the youngest owner's age and the remaining lease, which must be at least 20 years.

How long must owners live in a flat before selling it?

This is the Minimum Occupation Period. It is 5 years for Standard flats and 10 years for Plus and Prime flats, including Plus and Prime flats bought on the resale market.
